How to sell a house?

Filed under: General — stargazer @ 4:49 pm

Seriously, does anybody know?

How can one make money on real estate these days with closing costs, loans, agent fees?

When we sell the house, we have to buy a new one.

I wish I knew someone with an “in”, someone who could make it right for me.

What if the house doesn’t sell?

Will I ever take another vacation?

  1. Have you talked to any realtors yet? Do you watch HGTV? There are lots of great home selling/home buying shows with tips…

  2. Hrmm, well, a few notes. You’ll want to get a realtor, but you’ll be paying the costs there, including both the buyers and sellers agent fees. It’s danged expensive. However, the paperwork is even more expensive to do on your own in many ways, as it’s easy to screw up. A real estate agent is like a VERY specialized form of lawyer. They both try and screw you over to get as much money as possible, and both are needed to make sure you don’t get screwed over any more than possible.

Anyways, for selling a house, to make money you generally have to keep the house about 3 years. This is to allow the value of said house to increase (almost always happens), some of the house to get paid off, etc. Now, with that said, right now is NOT a good time to be selling a house. It’s a good time to buy, but not sell. The market has been slowing down over the last year in a major way. I looked at buying a house in Columbia, and I’ve seen prices on $130,000 homes drop $10,000 over the last year.
